New in StatPak - The URGENCY Index.

A few months ago we introduced a new metric – the Urgency Index. This is simply the measure of the percentage of homes going under contract that were on the market 30 days or less, giving a sense of how quickly buyers feel they must act to put an offer on a home. Northern Virginia - January 2017 StatPak with Contract Snapshot from December 2016

CONTRACTS: Contract activity in December 2016 was down 1.3% from December 2015, but there were increases in four of the six price categories. For all of 2016, new contract activity was up 3.3%. The average number of days on the market for homes receiving contracts was 72 days in December 2016, down from 82 days in December of last year.

Montgomery County - January 2017 StatPak with Contract Snapshot from December 2016

CONTRACTS: Contract activity in December 2016 was up 3.1% from December of 2015 but there was an increase in just one of the six price categories, homes priced between $500,000 and $749,999. For all of 2016, new contract activity was up 3.0%. The average number of days on the market for homes receiving contracts was down from 82 days in December 2015 compared to 71 days in December 2016.

Washington D.C. - January 2017 StatPak with Contract Snapshot from December 2016

CONTRACTS: Contract activity in December 2016 was up 9.2% from December of 2015. For all of 2016, new contract activity is up 2.3%. The average number of days on the market for homes receiving contracts was 52 days in December 2016, up from 47 days last December. Despite this increase, DC still has the shortest average days on market in the metro area.

Loudoun County - January 2017 StatPak with Contract Snapshot from December 2016

CONTRACTS: Contract activity in December 2016 was up 4.6% from December of 2015, and was up in four of the six price categories. For all of 2016, new contract activity was up 7.1%, the best in the metro area. The average number of days on the market for homes receiving contracts decreased from 83 days in December 2015 to 57 days in December 2016.
