New in StatPak - The URGENCY Index.

A few months ago we introduced a new metric – the Urgency Index. This is simply the measure of the percentage of homes going under contract that were on the market 30 days or less, giving a sense of how quickly buyers feel they must act to put an offer on a home. Northern Virginia - August 2016 StatPak with Contract Snapshot from July 2016

CONTRACTS: Contract activity in July 2016 was up 3.0% from July 2015, and there were increases in four of the six price categories. Through the first seven months of the year, new contract activity is up 3.9%. The average number of days on the market for homes receiving contracts was 50 days in July 2016, unchanged from 50 days in July of last year.

Montgomery County - August 2016 StatPak with Contract Snapshot from July 2016

CONTRACTS: Contract activity in July 2016 was down 2.9% from July of 2015; there were increases in just two price categories. Through the first seven months of the year, new contract activity is up 5.1%. The average number of days on the market for homes receiving contracts was down from 57 days in July 2015 to 52 days in July 2016.

Washington D.C. - August 2016 StatPak with Contract Snapshot from July 2016

CONTRACTS: Contract activity in July 2016 was up 2.0% from July of 2015, and there were increases in the top four of the six price categories. Through the first seven months of the year, new contract activity is up 4.5%. The average number of days on the market for homes receiving contracts was 39 days in July 2016, up from 37 days last July.

Loudoun County - August 2016 StatPak with Contract Snapshot from July 2016

CONTRACTS: Contract activity in July 2016 was up 9.2% from July of 2015, and there were increases in three of the six price categories and two were unchanged. Through the first seven months of the year, new contract activity is up 6.4%. The average number of days on the market for homes receiving contracts decreased from 57 days in July 2015 to 49 days in July 2016.
