Maintaining Your Property
  • Perform a check-in / check-out inspections
  • Semi-Annual Property Inspections to ensure acceptable level of upkeep
  • Handle calls from tenants regarding repairs and make necessary arrangements
  • 24-hour tenant emergency phone number / messaging system
  • All vendors licensed, bonded, and insured
  • Follow up inspection of all major repairs
  • Prior owner approval of all repairs in excess of $300
Monthly Services and Reports on Your Property
  • Collect monthly rent and, when appropriate, utilities and assessments for repairs from tenants
  • Make monthly mortgage, Homeowners Association, utility or other scheduled payments on your behalf
  • Provide you with a monthly accounting and year-end income/expense summary
  • Provide you with IRS Form 1099 reporting
  • Direct deposit of net owner proceeds into your checking or savings account
Marketing Your Property
  • We inspect your property prior to putting it on the market and recommend any improvements necessary to improve its attractiveness to prospective tenants
  • We provide you with a market analysis of the rental value of your property
  • We work closely with your real estate agent or, if you do not have an agent, assign one from our firm with expertise the area your property is located
  • List your property in the Multiple Listing Service
  • Include your property in our advertising program
Renting Your Property
  • Process all rental applications from prospective tenants
  • Perform thorough credit check on all potential tenants
  • Verify employment and check prior rental references
  • Negotiate and sign lease agreement on your behalf
  • Collection, placing in escrow, and refunding of security deposits
  • Deal with tenants on lease extension
